Is it time to consider a Price Improvement or Practice Patience?

šŸ“† It is not unusual for a home in this market to take a few months to sell particularly if the listing is ā€œoffers as receivedā€.  In 2026, properties are generally not selling overnight, so days on market alone doesn’t mean you necessarily need to drop your price.  To figure out if this is the right time to improve upon the price, pay attention to the showings requests.

šŸ‘€ Showing requests or more importantly lack there of give us facts we may or may not want to hear. The harsh realities of what the market thinks of your list price.

šŸ¤¦šŸ¼ā€ā™€ļø If you’ve gone two weeks on MLS without even one showing request, that is telling you something.

🚨 If marketing and advertising is in place. If your listing is online. If photos and/or video are accessible to buyers, but nobody is taking the next step to view it in person…price is very likely the issue.

😤 And this is where it can be really easy to blame your agent.

šŸ‘†But if your agent is communicating with you, and keeping you informed of the marketing they’re doing it is probably not an agent issue but rather a price issue.

šŸ’ø You can hire a world renowned real estate agent with an incredible marketing plan and an unlimited budget, but even the most seasoned agents can’t make buyers view or entertain the purchase of an overpriced home.

šŸ¤” I fully recognize this part is hard for sellers because I’ve been there too. This is one of the main reasons I gauge my pushback when my sellers set a price. When in doubt I say ā€œokay let’s do it and see what comes of itā€.  And that’s what we do for a couple of weeks, we see what comes of it. But remember…

šŸ‘‰ The truth is this is not 1998,  2008 or 2021 and a price reduction also does not mean you’re ā€œgiving your house away.ā€ You always have a choice with every offer to accept, counter or decline. As a seller you can let your house sit for sale and never accept an offer. But you’ll also never sell and isn’t that the whole point of placing your house up for sale?

šŸ’” So if you’re trying to decide between a price improvement and patience, look to your showings. Because…
